What's the difference between an Official Search and a Personal Search?
Other than the cost ...?
An Official Search is one that is carried out by the Council staff themselves whereby they will have full access to all the information required.
Many solicitors prefer these searches but as searches have a limited useful lifespan (about 3 months), they may need to be re-done when a buyer is found. Therefore, in the current climate, it may make sense to provide the cheaper option at the outset, which is perfectly adequate.

Leasehold? Unregistered?
We will work with you to ensure you get the best value for money but, inevitably, these HIPs will be more expensive. We will only charge you for the cost of extra documents and where you are able to supply them yourself, there will be no extra charge at all.
In respect of a Registered Leasehold, we will always use a copy downloaded from Land Registry if available and this will incur a charge of £40.
Payment is required at time of order by debit/credit card, or prior to the EPC survey by cheque or cash - there is a £5 charge for credit card.
